Delaware real estate settlements are always conducted by a Real Estate Attorney of your choice. This is the final piece of the puzzle. The Attorney is your representative throughout the entire transaction. The lender will provide a package of closing documents with instructions that the attorney must execute. He or she will prepare a settlement sheet (HUD-1) to track the financial footprint of the transaction, will order a survey of the property, secure title insurance to protect yours and the Lenders interest in the property, payoff the Sellers's liens, prepare & record a new deed in your name and disburse the funds. When settlement is concluded and all documents signed and monies disbursed, you will receive the keys to your first home.
